Messages are sent from our registered 10DLC numbers. By participating, you consent to

receive these messages at the phone number you provided. Consent to receive marketing

messages is not a condition of selling your property or engaging with our services.

2. Eligibility

You must be at least 18 years old (or the age of majority in your jurisdiction) to participate in the

Program. By providing your phone number, you represent that:

The phone number is valid and belongs to you or you have authority to consent (e.g., for a

You are the property owner or have authority to discuss the sale of the property.

3. Opt-In and Consent

Not a Broker: Brummell Investment Group LLC is a real estate wholesaler, not a licensed real

estate broker, unless otherwise stated. We purchase properties directly and do not represent

you as an agent.

Missouri Laws: Real estate wholesaling in Missouri is subject to regulations (e.g., Missouri

Real Estate Commission rules). You are responsible for understanding local laws regarding

property sales.

11. Limitation of Liability

To the fullest extent permitted by law, Brummell Investment Group is not liable for indirect,

incidental, or consequential damages arising from the Program, including delayed/undelivered

messages, carrier fees, or data breaches beyond our control. Our total liability shall not exceed

$100.

We are not responsible for content you send in replies, and such content does not create a

business, agency, or contractual relationship unless explicitly agreed in writing.

12. Indemnification

You agree to indemnify and hold us harmless from claims arising from your use of the Program,

misrepresentation of property ownership, or violation of these Terms.

13. Governing Law and Dispute Resolution

These Terms are governed by the laws of Wyoming, without regard to conflict of laws principles.

Disputes shall be resolved through binding arbitration in Sheridan, Wyoming under the American

Arbitration Association s rules, or in small claims court if applicable. You waive any right to class

actions.

14. Miscellaneous

These Terms and our Privacy Policy form the entire agreement.

If any provision is invalid, the remainder remains in effect.

No waiver of any breach applies to future breaches.

We may assign these Terms; you may not without our consent.
